Virtual tours for off-plan developments: selling a building that does not exist yet

A resale listing has a problem a launch does not: it already exists, so a photographer can walk in and shoot it. An off-plan building has no rooms to photograph, only renders, floor plans and a sales office with a scale model. Selling it well means giving buyers something closer to a walkthrough than a brochure, months before the first wall goes up.

The renders you already commission can become a tour

Most developers already pay a visualisation studio for interior and exterior renders of the unsold units. The part that usually gets skipped is exporting a handful of those views as equirectangular panoramas, the same flat, wrapped-around-a-sphere format a 360 camera produces on a finished site. Pano does not check where a panorama came from. A render exported at 360 degrees uploads and behaves exactly like a photo of a real room: drag it in and it becomes a scene.

What a pre-launch tour needs that a finished listing does not

  • Hotspots that match the sales plan. Link the lobby render to each show unit, and the show units to the amenity deck, in the order the sales team actually wants buyers to walk.
  • A floorplan minimap tied to real units. Upload the unit plan so buyers orient themselves between the bedroom they are viewing and the balcony two renders later.
  • Dollhouse for the parts nobody renders twice. Trace the lobby or the penthouse once and the 3D flyout gives buyers an orbitable sense of the massing, useful for amenity floors that get one hero render and nothing else.
  • Password protection before the public launch. Studio plan tours can sit behind a single password, so the broker list and VIP buyers walk the units weeks before the listing goes live anywhere else.

Why this matters more than it looks

Off-plan is not a niche way to sell property. In Dubai, long one of the world's largest off-plan markets, data from the Dubai Land Department cited by FAM Properties put off-plan sales at 69 percent of transaction volume in 2025. Markets that sell this much property before it is built cannot rely on a photographer, because there is nothing yet to photograph. The visual tool has to work from renders, or it does not work at all.

One tour per phase, not one tour for the whole site

Treat each release phase like its own listing. A new tower, a new floor plan type or a new amenity deck is worth its own tour, linked back to the master plan page, rather than one enormous tour trying to hold an entire masterplan's worth of renders in five scenes. Buyers follow a tour built around the decision in front of them, the unit they are considering, not the whole development.

See how the same 3D flyout works on a finished space in what a dollhouse view actually is, and how to put the finished tour on your landing page in embedding a tour in a listing page. A free Pano tour handles the first show unit; upgrade when the next phase releases.
